Lease Extension Services and Costs

First Stage
Eligibility Assessment to extend your Lease (flats and houses)
- This service provides confirmation of whether you qualify for Lease Extension as set our in the Leasehold Reform, Housing and Urban Development Act 1993 and the Commonhold and Leasehold Reform Act 2002. If you are not eligible, we will refund the charge less £5.00 administrative fee.
Cost: £94.00 inc. VAT together with £15.00 disbursements).
Second Stage
Initial Valuation of Lease Extension
- This service provides a estimate of how much you should be paying your freeholder for a lease extension. You will receive a comprehensive Initial Valuation Report detailing what issues will affect the value of your lease extension, such as Marriage Value.
- The Valuation itself is based on the number of years remaining on your Lease, the current value of your flat and the Yield Rate and Percentage Improvement in Value for your locality. These values were collated from determinations of the Leasehold Valuation Tribunal for areas throughout the United Kingdom.

Third Stage
Management of the Leasehold Extension process
- To consider your lease and supporting documentation and, if necessary, request further information from your freeholder, including intermediary leases, service charge records or surveys.
- To appoint a professional surveyor to value your leasehold extension, unless the purchase price is already agreed. Following this, to consider the surveyor's valuation and agree negotiation criteria for best purchase price.
- To draft and serve a Notice on your freehold owner setting out your request to extend your lease by ninety years, as per statutory guidelines.
- To deal with any correspondence from your freehold owner for further information and consider and discuss the freeholder's final response.
- If the Freeholder is unwilling to negotiate a leasehold extension, to discuss with you an application to the Leasehold Valuation Tribunal to compel lease extension, as per statutory guidelines, including the Commonhold and Leasehold Reform Act 2002. If such an application is required, Pro-Leagle can assist you at additional cost.
- All updates are provided to you throughout the process.
Cost: £881.25 inc. VAT.
Fourth Stage
Legal work to extend the Lease by 90 years
- Service includes completion of all conveyancing documentation, forms, registration notices and all other legal work necessary to officially extend your lease.
Cost: £411.24 inc. VAT plus conveyancing disbursements.
